2-Year New Build Warranty: Your Complete Guide
For the first 2 years after you complete on a new build property, your builder is legally obligated to fix defects at no cost to you. This is known as the defects liability period and it is your primary protection as a new build buyer.
What Is Covered
- +Workmanship defects
- +Material failures not caused by you
- +Items not meeting the specification you were sold
- +Non-compliance with building regulations
- +Damage caused by defects (e.g. damp from a failed seal)
What Is NOT Covered
- -Normal shrinkage and movement (minor cracking)
- -Damage you cause
- -Items outside the builder scope
- -Defects not formally reported before or at completion
- -Cosmetic wear and tear
Critical: Document everything in writing. Verbal reports to your site manager do not create a formal record. Always email your defect list to the customer care team.
After Year 2
Years 3-10 of your NHBC Buildmark warranty cover structural defects only. Cosmetic and workmanship issues are no longer covered. This is why acting within the 2-year period is so important.
